LEASING INFORMATION

Please read below regarding our APPLICATION PROCESS and SUBLEASING or EARLY TERMINATION of your lease.
1) APPLICATION –

Please be prepared to pay the $55 application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined gross income is at least three (3) times the monthly rent amount.

At the time of lease signing and before granting property possession, you are required to present and show proof of Renter’s Insurance that includes Liability Protection for $300,000.00 listing Pridgen Enterprises, Inc. as an “Additional Insured” party (Liability Insurance costs vary from company to company but typically is in the $6-10 range per month).

If you choose not to pay online, your application will not be eligible for review until payment has been received. Please email or call our office to make alternative payment arrangements. Acceptable payment options include money order, cashier’s check, cash (please bring exact amount – we are unable to make change at our office).

Each resident over the age of 18 must submit a separate rental application.


2) SUB LEASING – We do not authorize subleasing of our rentals.

If you would like to make arrangements yourselves concerning a replacement roommate, you may. However, you will remain on the lease and be responsible for the lease just as you have been. We will expect payment from you. You will be responsible for any damages to the property in your absence.

If you would like to be released from the lease, a replacement roommate will need to complete a rental application. Please go to the Properties for Rent page and locate the property being applied for and hit the “Apply Now” button to begin the application process. If this person is approved we can amend the lease, removing you from the lease and adding the new roommate. You will forfeit your security deposit and the new roommate will need to deposit a security deposit with our office. The new roommate will have to accept the property as-is and will be responsible for the condition of the property at move-out. The condition at the time you moved in will be what is referenced when the property is evaluated at the end of the lease term for any damages.

Anyone who leases from Pridgen Enterprises and terminates their lease early forfeits their security deposit. We are happy to help you limit your liability by releasing you from the lease early if you find an approved tenant replacement. However, there are costs involved when a tenant terminates early — costs for our office and the owner of the property. Sometimes the costs are minimal and other times the costs are quite large. One reason security deposits are collected is to protect owners in situations where tenants terminate early. In the big picture it is a small price to pay to be released from the obligation to pay hundreds or even thousands of dollars in rent. You are mutually and severally liable for the lease along with your roommates. As such you are responsible for the entire lease. Your roommates are responsible as well but each of is completely responsible for the entire amount of rent due under the lease. To be released from this contract is no small matter.
